Running Rental Make-Readies for Property Managers
Fixed Deadlines
A make-ready has a hard date: the next tenant's move-in. Everything has to be done by then, often within a few days of the move-out. Managers remember which handyman got units ready on time.
A Standard List
Most turnovers need the same things: patch nail holes and wall damage, touch-up paint, adjust or repair doors, replace broken blinds, rekey or change locks, replace bulbs, test smoke detectors, re-caulk tubs and sinks, and tighten loose fixtures. Keep a standard make-ready list as a starting point and add what the walk-through finds.
Walk, Quote, Schedule
Walk the unit as soon as it's empty, take photos and send a quote the same day. Once approved, schedule backward from move-in with a day of slack.
Parts Before the Visit
Blinds, lock cylinders and bulbs should be bought before the tech arrives, so the visit is all work and no store runs.
Photos for the Owner
Before and after photos on the job show the manager and owner exactly what was done, and document tenant damage for the deposit.
Billing
For managers on monthly billing, the make-ready goes on the month-end statement with the unit's address.
