Scheduling Rental Turnovers and Make-Readies for Landlords
The Deadline Is Fixed
A rental turnover has a hard date: the new tenant's move-in. Everything has to be done by then, often in a few days.
Get the List Early
Ask the landlord or manager for the move-out list as soon as they have it. Patch holes, touch-up paint, replace blinds, fix doors, change locks, test smoke detectors.
Schedule Backward From Move-In
Put the make-ready on the board early enough to finish with a day to spare. If parts like blinds or a new lock are needed, buy them before the visit.
Vacant Unit Access
Vacant units usually mean a lockbox. Keep the code in the address notes and update it when the manager changes it.
Photos for the Owner
Before and after photos on the job show the owner exactly what was done. For managers with many units, it's often the deciding factor in keeping your company.
Monthly Billing
Make-readies for a property manager can go on their monthly statement instead of one invoice per unit.
